TCP Realty Services, LLC provides solutions in property management and real estate investment throughout Texas and the Southwest United States. With over 100 years of combined experience in our industry and an eclectic blend of experiences outside it, our team is uniquely placed to handle all of your property management and real estate investment needs.

Property Management and Real Estate Investment

At TCP Realty Services, LLC we believe in a client-focused approach. Our goal is to help you maximize your profit potential.

Property management: We’ll take care of all the details that keep you from thinking big and growing your business. That means we take care of planning and implementing your budget, handling disputes with tenants, collecting and reassessing rent, contracting maintenance and repairs, and finding and screening potential tenants. In addition to freeing time for you to work on other things, our property management services provide you with a liability buffer.

Real estate investment: We specialize in identifying neglected neighborhoods with promise and finding underutilized real estate in those neighborhoods. Our mission is to minimize our investor’s risk and maximize their potential profits while revitalizing and rejuvenating neighborhoods. We’ve had heavy involvement in over 73 real estate investment projects throughout Texas, totaling over 6.3 million square feet costing $274 million. Our real estate investment team, led by our Co-Managing Director and Chief Investment Officer David A. Thomas, will help you identify areas and real estate properties with promise.

Rubin Kremling

Senior Vice President, TCP Realty Services, LLC

Rubin Kremling, CPM®, CCIM is Senior Vice President and is responsible for leading and directing TCP’s management and leasing team for TCP’s portfolio in Texas and Louisiana.

Prior to joining TCP Realty Services, LLC, Mr. Kremling was employed by Michael Stevens Interests, Inc. and headed up the property management, leasing and brokerage actions for the office, medical, retail, office service, industrial and self-storage portion of the Michael Stevens Interests portfolio. His experience in commercial property management, leasing, brokerage, and development spans 41 years.
Mr. Kremling began his real estate career in 1976 as Director of Property Management for a substantial developer of suburban office buildings in the Houston real estate market responsible for the management over 2.3 million square feet of office space on six different sites.

Mr. Kremling formed his own company in 1982 with offices in Houston and San Antonio. He was responsible for an office, medical and retail portfolio containing 23 properties with more than 2.5 million square feet of space.

As president of the commercial brokerage affiliate, Mr. Kremling was responsible for all new and renewal leasing activities. Under his direction, the company was responsible for leasing more than 3 million square feet of office, medical and retail space in Houston and San Antonio.

Prior to joining Michael Stevens Interests, Mr. Kremling was Vice President of Property Management and Leasing for a substantial real estate development firm based in the Netherlands. He had full responsibility for all day-to-day management functions and directed all new and renewal leasing activities for the commercial portfolio.

He has a BBA in Finance and attended graduate school at the University of Houston. He is a licensed Texas Real Estate Broker and has received his Certified Property Manager (CPM), Certified Commercial Investment Member (CCIM) and Equity Marketing Specialist (EMS) designations. He was president of the Houston Building Owners and Managers Association (BOMA) in 1990 and has served on its Board of Directors for over six years. Mr. Kremling serves on the Board of Directors of the Gulf Coast Certified Commercial Investment Member (CCIM) chapter. He is also active in the Institute of Real Estate Management (IREM), National Council of Exchangors (NCE), International Council of Shopping Centers (ICSC) and other professional commercial real estate organizations.

David A. Thomas

Co-Managing Director and Chief Investment Officer

Mr. Thomas is responsible for sourcing, negotiating, and closing new property acquisitions for the Company. Mr. Thomas has participated in acquisition and disposition activity in excess of $760 million and his management, leasing, and brokerage experience surpass an additional $250 million. He serves on the Company’s Investment Committee, which directs the acquisition and disposition of the firm’s real estate assets. He is the senior TCP officer located in the Houston office.

Prior to joining the TCP team in 1986, Mr. Thomas served as an aide to Lowell Lebermann, Jr., a prominent Austin, Texas-based civic leader, and businessman. After attending Vanderbilt University, Mr. Thomas received his Bachelor of Business Administration in Finance from the University of Texas at Austin with a concentration in Real Estate and Urban Land Development.
Mr. Thomas holds the Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM). Mr. Thomas is or has been a member of:

Mr. Thomas has served as director for BOMA and served as its Legislative Committee Chairman for three years. Mr. Thomas has been a featured speaker at commercial property symposiums in Houston and New York and profiled in the Houston Business Journal. He has also served on the IREM Legislative Committee, the BOMA Congressional Network, and the Austin City Council appointed Downtown Commission, which successfully passed Austin’s first Business Improvement District that was instrumental in the revitalization of downtown Austin.

He also has been involved locally with the Greater Houston Partnership, The Uptown Houston Association, Central Houston, Inc., The Houston Foreign Affairs Council, The Houston Forum and he has served an advisory director for the Houston Office Guide publication. Mr. Thomas has served as a Special Commissioner for Harris County Civil Court at Law #2 in condemnation cases on behalf of the Texas Department of Transportation and Harris County. He has also served on the Board of Directors for Communities in School – Houston.

Robert B. Neely

Co-Managing Director, Chairman & Chief Executive Officer

Robert Neely has responsibility for the development and implementation of the Company’s strategy. Mr. Neely also chairs the Investment Committee, which directs the acquisition and disposition of TCP’s real estate assets.

Combined with his previous service as Chief Financial Officer of Transland Management Corp., a large Dallas-based property management firm, his experience encompasses over $1 billion of commercial real estate. He is based in the Company’s Dallas, Texas corporate office.

Mr. Neely is a former member of Urban Land Institute (ULI), National Association of Industrial Office Parks (NAIOP), and National Association of Real Estate Investment Trust (NAREIT). He is a former member of the Real Estate Council of Dallas and held the Certified Investment Manager (CIM) and Registered Property Manager (RPM) designations from the International Real Estate Institute.
He is a former member of the Texas Society of Certified Public Accountants and previously served as an accountant with Arthur Andersen & Company. A graduate of Washington & Lee University, Mr. Neely received a bachelor’s degree from the School of Commerce, majoring in Accounting and Business Administration.

Mr. Neely has served as a Board Member and Finance and Audit Committee member of the Presbyterian Health Care System, a $500 million organization, which provides hospital and outpatient care through six premier hospitals in Dallas. Presbyterian has merged with other health systems into a $4 billion organization, Texas Health Resources (“THR”). He served on THR’s Real Estate Committee and the Finance Committee. He served as Chairman of the Governing Board for Presbyterian Village North in Dallas as well as Vice Chairman and Treasurer. He served as a member of the Presbyterian Village North Foundation.

Mr. Neely is on the Executive Board of Boy Scout Circle Ten Council and served as District Chairman for the Council’s North Trail District – this district is responsible for over 5,000 scouts. Mr. Neely is Trustee Emeritus of the Foundation for the Callier Center for Communicative Disorders (with former service as Secretary/Treasurer), a former member of St. Mark’s School of Texas Board of Trustees and a member of the Scottish Rite Hospital Tartan Classic Board of Directors. A Dallas native and Eagle Scout, Mr. Neely was appointed by Texas Governor Bill Clements in 1987 to the Texas School for the Deaf Governing Board. He served as Secretary and President until 1994.
